These three Umatilla County communities are closely connected geographically, yet each provides its own mix of housing inventory, price points, transportation access, recreation and community amenities.

Stanfield’s smaller market showed a three-month median of approximately $308,000, but small-city statistics should always be interpreted cautiously because a relatively small number of transactions can move the median significantly.

Hermiston is an important commercial and residential center in northeastern Oregon.

Recent three-month sales data through August 2026 placed the median sale price at approximately $377,894, up about 8% from the same period in 2025.

That median represents a broad collection of properties rather than the expected price of an individual home.

Hermiston contains older established residences, conventional subdivisions, newer construction, townhomes and properties on larger parcels in surrounding areas.

One of Hermiston’s advantages for a broad home search is simply the amount of inventory and infrastructure available.

Reasons to Consider Hermiston

Hermiston provides access to substantial parks and recreation infrastructure. The city reports 21 parks and open spaces totaling more than 172 acres, along with more than 12 miles of walking, hiking and biking trails. Amenities include Butte Park, Riverfront Park, the Hermiston Desert Disc Golf Course, a skatepark, pickleball facilities and other recreation areas.

Umatilla creates a different real estate environment only a short distance north of Hermiston.

Recent three-month sales data through August 2026 showed a median sale price of approximately $284,271. That was about 12% below the comparable period a year earlier.

The difference between Umatilla’s recent median and Hermiston’s recent median was nearly $94,000, but that should not be interpreted to mean that every comparable Umatilla house costs $94,000 less.

Property size, age, condition, lot, location and the mix of houses sold all affect citywide statistics.

Reasons to Consider Umatilla

Umatilla sits along the Columbia River and provides municipal amenities including parks and recreation, a marina and RV park, and Big River Golf Course.

The Umatilla Museum also documents local history, including information about the construction of McNary Dam.

A few transactions involving larger, newer or more extensively renovated properties can move the median substantially.
