Recent three-month data through August 2026 showed:

  • The Dalles: approximately $390,242
  • Hood River: approximately $764,494
  • Arlington: a much smaller market where short-term city-level median-sale data are limited and should not be compared directly without examining individual transactions.

The Dalles’ recent median was down approximately 6.5% year over year, while Hood River’s was down approximately 9.1%.

Hood River is located in the Columbia River Gorge and represents the highest-priced market in this comparison.

Recent three-month sales data through August 2026 showed a median of approximately $764,494.

Housing includes established residences, newer properties, condominiums, homes with Columbia River or mountain views and rural properties in the broader Hood River Valley.

Reasons to Consider Hood River

The region is well known for outdoor recreation. Local tourism resources highlight windsurfing, hiking, wineries and Columbia River Gorge scenery, while recreation opportunities also include Mount Hood-area activities and the Mount Hood Railroad.

That creates a recent median difference of more than $370,000 between Hood River and The Dalles.

But the difference should not be interpreted as a direct property-for-property discount.

And Arlington’s smaller transaction pool makes broad averages even less useful.
